Additional Dwelling Units
Increasing the supply of affordable rental housing by helping to create additional dwelling units in existing primary residences.

The loan is structured as an interest free lien on the property or mortgage. For every year you keep the unit affordable you will be forgiven an equal amount per year based on the loan amount. For example, if you are given $50,000.00 you would be forgiven $3,333.33 per year. After 15 years the loan is fully forgiven.
In order to apply for Additional Dwelling Units Program, you must be placed on a waitlist. When funding is available and you are next on the list, you will be sent an application.

Homeownership Program
Applicants who receive assistance under the program must obtain three written quotes prior
to commencing repairs or renovations. DNSSAB will select the most appropriate contractor(s)
based on the quotes provided.

DNSSAB's Additional Dwelling Unit Program supports the creation of affordable rental housing in Nipissing District. The program provides funding to eligible homeowners to build additional rental units within their primary residence or on their property, where permitted by municipal by-laws.
Homeowners may receive up to 75% of eligible costs, to a maximum of $50,000.
The funding is offered as a 15-year forgivable loan, which means it does not need to be repaid if all loan terms are met.
The rental requirements are that the homeowner must rent to an eligible tenant of their choosing at an affordable rent. The rent must be at or below the Canada Mortgage and Housing Corporation Average Market Rent for the District of Nipissing for a period of 15 years.
Funding is limited, so we encourage interested homeowners to add their name to DNSSAB's waitlist to be considered.

To apply for the Homeownership Program you must first contact us to be added to the waiting list.
Once you have reached the top of the waiting list and program funds are available, you will be asked to complete an application package. The application package will outline all required documentation to be submitted including, but not limited to, Notice of Assessments for all members of the household, copies of photo identification, and a mortgage pre-approval.
To be eligible for the Homeownership Program, you must be renting in the private market or in social housing for a minimum of 1 year consecutively. You will be asked to provide documentation proving that you have been renting for at least 1 year consecutively.
Repayment of the original down payment contribution must be made if the following situations occur while the OPHI Homeownership loan is outstanding (20-Year Forgivable Loan):
Traditional interest will not be charged on the down-payment assistance.
The original loan amount and the percentage share of the realized capital gains proportionate to the down payment assistance must be repaid in the above cases. For example, if the purchaser was assisted with ten percent of the purchase price, the loan amount plus ten percent of any capital gains/appreciation would have to be repaid.
If a unit is sold for less than the original purchase price, the difference between the down payment assistance and the depreciated amount will be repayable.
