Non-Waitlist Providers
Rent-Geared-to-Income Housing is housing for which the amount of rent you pay is calculated and based on your household's gross monthly income.
If you have applied for Rent-Geared-to-Income Housing, are accepted and are provided with an R-G-I unit, your rent will be approximately 30% of the household’s combined gross monthly income. Depending on the circumstances, additional costs such as utilities and parking may exist.
Market Rent Housing units offered by our housing provider are units for which you pay full market rent costs. The costs of these units do not revolve around household income.
You can apply for Rent-Geared-to-Income and/or Market Rent Housing by downloading and printing the combined housing application form located here[link to forms], by picking it up from our office located at 200 McIntyre St. E, North Bay, ON P1B 8V6, or by calling 705-474-2151 Ext. 45589 to have an application form mailed out to you.
You do not have to live in the District of Nipissing to apply for housing in the District of Nipissing.
We can’t predict how long you will have to wait because we do not know when there will be vacancies in the buildings you selected. When providers have a vacancy in one of their communities, they will look at their waiting list. The selection of applicants from the waiting list is chronological-first-come, first-served-therefore those with the oldest application date will be offered first.
The current wait times are unpredictable as we can only house people as units become available. Units become available for the following reasons:
-vacancies at current housing providers
-new units are developed by us or housing providers
-new housing providers
When a unit becomes vacant, the housing provider will look at the corresponding wait-list and the selection process beings. The process is chronological-first-come, first served, therefore those with the oldest application date will be offered the unit first.
You cannot be placed on the centralized waiting list if you or anyone in your household owes arrears to any social housing provider in Ontario. You must have proof of an up-to-date payment schedule to be placed on the waiting list or to be offered housing. Your application for Rent-Geared-to-Income housing will only be processed once we receive confirmation that the arrears have been paid or that a payment schedule is in place and being followed.
A housing provider must have a vacant unit in order for it to be filled from the Housing Access Nipissing lists. If no one is moving out, and no new housing has been developed or acquired, there are no units to offer people and the wait-list goes into a stagnant state.
Housing Access Nipissing rules give priority to the following categories (if any apply to you, you may fill out the specific forms from our website, or call Housing Access Nipissing for more information): The first priority is for victims of domestic abuse (Special Priority Household Category). The second priority is for victims of fire/disaster (Urgent Priority Status Category).
No, Housing Access Nipissing does not provide emergency housing or shelter.

Where you stand relative to other applicants can vary from day to day, depending on:
Every building you have selected has a list of its own, and you may be in a different position on each list. Where you are on the wait-list is not a question we can answer.
You will be contacted by telephone and/or via email. It is very important to keep us up to date with a current phone number and email address. Failure to do so can sometimes result in your file being closed from the lack of contact.
You are entitled to 1 offer of housing. If you accept the offer of Rent-Geared-to-Income housing with any of the participating social housing providers, your file will be closed. If you then wish to move to another community, you will have to reapply. If you refuse your offer, your file will be closed. If you are still interested in Rent-Geared-to-Income Housing, you will have to reapply and start at the bottom of the waitlist.
You cannot transfer from one building to another without filling out another application and starting the wait list process over again.
You must notify Housing Access Nipissing of any changes to your application such as your current address, phone number, changes in the selection of buildings, if the number of household members increases/decreases etc. Failure to do so may result in us not being able to contact you, which can result in your file being closed.
You are eligible for senior housing at age 65.
